5 Things Expats Should Know About Property Laws in Costa Rica
- Foreign ownership rights: Foreigners have the same property ownership rights as Costa Ricans, except in the Maritime Zone, where special rules apply to coastal areas.
- Conduct due diligence on property titles: Ensure that the property has a clean title, free of disputes, liens, or ownership issues, by conducting a title search with a lawyer.
- Maritime Zone restrictions: The first 200 meters of land from the high tide line are part of the Maritime Zone, and ownership is restricted or requires government concessions.
- Agricultural land restrictions: Foreigners cannot own more than 49% of certain types of agricultural land, so be aware of the limitations.
- Understand property taxes: Costa Rica has annual property taxes, and non-payment can result in penalties or liens on the property. Make sure you understand your obligations.
